   ■ Three foreign living circles are formed.

  Much more foreigners in Beijing prefer to rent house, only a few ones prefer to buy.

  Nearly all the embassies, diplomatic agencies and branches or offices of MNC mass in the east of Beijing, so around 70% foreigners live here. Such as China International Trade Center, Lufthansa Shopping Center, Lidu Area and the circumjacent place of International Airport. The first living circle is the east of Beijing, mainly offer luxury villas and apartments. Many white-collars of international joint ventures or foreign invested ventures live here. Western Beijing is the second one. It is nearby Beijing Language University and Zhongguancun in Institution Road. This area mainly offers common apartments, and the rental is lower, many foreign students live here. The third one is around International Airport and Wenyu Road. Many foreign families congregate here. The living quality is more emphasized than traffic condition in this circle.

  ■ Different foreigners prefer different houses

  People from different countries prefer different areas to live. About 5,000 Germans live nearby Lufthansa and Shengfu mansion. Americans like Chaoyang Park. Japanese prefer Guangming Villas. French live in East Lake.

  At present, foreigners who want to buy house in Beijing should refer his/her ID Certification (Passport, Temporary-resident Certification), wealth certification (including stocks prompt list, driving licenses and other property right certification and so on) and first-paid certification and so on. The buyer’s ID Certification and income source certification should be certificated by the Chinese embassy in the buyer’s country. The embassy should give him/her a authentication. With Resident Certification, foreigners can apply for commercial loan in China, and all stipulates about first-paid quomodo and mortgage loan are similar with those for Chinese. However, passport should be referred besides of school records, marriage certification (married) and income certification when they apply for mortgage loan.
