2.预定酒店 Reserve Hotel
协助订酒店,确定航班,接机(若有需要)。
Assist to book hotel, confirm flight and pick clients up at airport (if necessary).
3.熟悉环境 Orient Surroundings
介绍相关周边配套设施,如:学校、购物中心、医院、餐饮娱乐设施、家政服务、邮局、银行等。若客户第一次来京,协助一日游北京。
Introduce relative supporting facilities. Such as: schools, shopping malls, hospitals, restaurants and recreation facilities, household service, post offices, banks and so on. Assist to go sight-seeing in Beijing for one day if it’s the first time for the client to come here.
4.匹配房源 Match houses information
我们以客户的要求匹配房源。
Match suitable houses according to client’s requirement.
5.准备看房 Prepare to check houses
确定看房时间,做好充分准备,如:联系好业主,安排好看房班车等。
Confirm the checking time, and have a good preparation. Such as: contact owners, arrange cars.
6.实地看房 On-the-spot check
1.在最短的时间内,看全符合客户预算及要求的所有楼盘,2.征求客户意见,哪个楼盘是他的第一选择和第二选择。根据客户需求,带其家属看二遍,确定最终选择,安排房屋配置。
1. Check all the buildings which are in accordance with client’s budget and requirement as soon as possible. 2. Confirm which are their first choice and second choice. Take client’s family to check again if necessary, and then arrange house disposal after confirming the final choice.
7.达成协议 Reach an agreement
和业主沟通,确定此房以此条件出租的可能性,确定付款方式,租金和押金数额;若双方达成一致意见,提供标准的合同。Communicate with the owner to make sure that the house can be rent in accordance with client’s requirement, and to confirm the way of payment, the amount of rental and deposit. Offer standard contract if there’s an agreement between client and owner.
8.办理入住 Transact move-in
确定入住时间,协助办理入住手续。如:水,电,煤气卡的读数和交接,协助办理会所卡,车位卡,进门卡,开通卫星电视和宽带,保证以良好的状态和居住状况交给客户使用。
Assist to transact move-in procedure after the move-in time is confirmed. Such as: check the record of water, electricity and gas, and assist to transact club card, parking lot card and entrance card, and then apply to satellite TV & broadband. Make sure that the house could be rented to the client in a good condition.
9.售后服务 After-sale service
入住之后,提供完善的售后服务:在合同期限内,协助客户解决遇到的任何问题,不单包括房屋问题;若有需要,协助购买家具;提醒客户定期交房租;协助解决提前退租;在临近合同到期时,提醒客户;若客户续租,帮助协商租金和办理续租手续。
Offer perfect after-sale service: in the term of the contract, client’s all problems can be assist to be resolved, not only include house problem. Assist to buy furniture if necessary. Remind client to pay the rental regularly. Assist to transact early termination of the contract. Remind client the termination date in advance. Assist to negotiate rental and to transact renew procedure if necessary.
10.办理搬出 Transact move-out
合同到期后,安排时间验房,检验水,电,煤气卡的读数,协助办理退还押金手续。
Arrange check the house condition, and the record of water, electricity and gas. Assist to transact deposit payback procedure.
